Youth bonus: What is behind the 200 euros?

Buying your own apartment? For many young adults, this initially sounds like a topic for later. Education, studying, the first job, and rising living costs are the main concerns. Nevertheless, it can be worthwhile to lay the foundations for future housing needs today.

The Youth Bonus is an additional benefit of certain savings plans for young people. It is no general state funding. The height, age limit, and payout are determined by the terms and conditions of the respective provider.

With the offer considered here, the bonus amounts to up to 200 euros. The credit is made as a refund of the closing fee previously calculated to the savings account when the contract is allocated and the contract term is between seven and 15 years. Every savings account holder can only receive this youth bonus for a corresponding contract. The specific requirements are set out in the published provider terms for the Youth Bonus described.

You will therefore not have 200 euros immediately available after signing your contract. The bonus is a potential benefit later on within the framework of a longer-term contract.

Why the 2002 vintage should be examined now

The verified youth bonus is as follows: At the end of the calendar year in which you sign the contract, you must be under 25 years of age. Therefore, 2026 is the last possible year of completion for the 2002 vintage, in order to meet this age requirement.

An example: You were born in May 2002. At the end of 2026 you will be 24 years old, meeting the age requirement. Upon graduation in 2027, you would already be 25 years old at the end of the year. This rule applies to the specific offer being reviewed and cannot be applied universally to all youth plans.

The remaining time until the end of the year is therefore a good reason to take a look at your funding options. However, it does not replace the need to assess whether your savings rate, costs, and contract duration are compatible with your plans.

Which subsidies are available in addition

When building wealth, several supports can come together. It is important to keep the individual components separate: an employer bonus, government incentives, and benefits from your employer all have different requirements.

1st Housing Subsidy: up to 70 euros per year for single people

The housing construction subsidy amounts to 10 percent of the eligible annual savings contributions. For single persons, a maximum of 700 euros is taken into account, and for corresponding jointly-filing spouses or life partners a total of 1,400 euros. This results in a maximum of 70 or 140 euros in subsidies per year.

That Housing Construction Premiums Act formulates as follows:

„It amounts to 10 percent of the expenses.“

The income limit is 35,000 euros for single people, or 70,000 euros with corresponding joint filing. What matters is taxable income, Not your gross income. Basically, you must be at least 16 years old; there is an exception for orphans.

The bonus is generally tied to residential use. There is an important special rule for young people: If you sign the savings contract before your 25th birthday, you can, under the legal requirements, have the funds available once after seven years at the earliest, even without residential use, without losing the bonus benefit. This exception applies to the funds, not to the free use of the savings loan.

The details can be found in the legal regulations regarding Income limit and to Use of the subsidized contributions.

2. Asset-based benefits: Support from the employer

Some employers pay wealth-based benefits, or VL for short. Whether and how much you receive depends, for example, on the employment contract, a collective bargaining agreement, or an internal regulation.

Therefore, it pays to ask your HR department a simple question: What tax-advantaged benefits are available to me, and how do I apply for them? Especially when starting a career, this potential component of salary is easily overlooked.

3rd Employee Savings Allowance: Funding for suitable VL systems

For a qualifying housing-related VL investment, the employee savings allowance amounts to 9 percent, up to a maximum of 470 euros per year. That amounts to 42.30 euros, and according to the statutory rounding rule, this can be converted into a 43-euro bonus.

The income limit is 40,000 euros or 80,000 euros in case of joint filing. Here too, the taxable income counts. Other requirements, particularly regarding investment and commitment, must also be met. The relevant criteria are: Section 13 of the Fifth Property Formation Act.

Important for the combination: The same contributions may not be funded simultaneously with the employee savings allowance and the housing construction bonus. A combination is possible through correspondingly separate contributions paid in addition.

What small savings can achieve

The 200 Euro bonus is a pleasant extra. However, you build the majority of your future balance through regular deposits.

The following model calculations show only the sum of the deposits over seven years. Interest, subsidies, bonuses, fees, and inflation are not taken into account. The examples do not indicate whether a specific savings plan with this rate meets its allocation requirements.

Monthly savings amount Deposits per year Deposits in seven years
25 euros 300 euros 2,100 euros
50 euros 600 euros 4,200 euros
100 euros 1,200 euros 8,400 euros

Fictitious example of support: A 20-year-old trainee pays annual premium contributions of 700 euros. If she meets all the requirements, she can receive a 70 euro housing construction bonus for this. With seven corresponding eligible savings years, that would total 490 euros in premium for 4,900 euros in own contributions. Contract costs, interest and a possible youth bonus are not yet taken into account. The actual benefit depends on the circumstances and rules in each individual savings year.

The bill also shows: 10 percent funding on certain annual contributions is not an annual interest rate of 10 percent on your entire balance.

How parents and grandparents can help

A monetary gift is quickly spent. If part of it is regularly put towards a specific goal, it can over the years become a tangible form of support.

Fictitious family example: A recent graduate saves 50 euros per month. His parents add 25 euros. Together, that amounts to 75 euros per month and 6,300 euros in deposits over seven years, before interest, subsidies, and fees.

The value is also determined by the conversation: What do you want to do with the money later? When do you need it? How much should be available in the short term?

A long-term contract should fit these answers. Money for an early rent deposit, a move, or unexpected expenses should therefore be included in a reserve that is available accordingly.

When saving for a home can be beneficial – and what you should check

Building savings combines a savings phase with the possibility of obtaining a later residential loan on contractually determined terms. This predictability can be helpful if you have a suitable project. However, whether the contract is economically advantageous depends on subsidies, costs, interest on the deposit, loan utilization, and alternatives.

The Consumer centers point to a central cost factor:

„You also have to pay a final fee.“

Therefore, you should have the total bill shown to you. A low interest rate alone is not sufficient for assessment, just as a bonus of 200 euros is not sufficient. The consumer centers are particularly critical of the pure savings yield of many new contracts.

Should you choose a €100,000 savings account with the bonus right away?

A savings account of 100,000 euros should suit your future financing needs and your long-term savings rate. The Youth Bonus alone is not a sufficient reason for this. The savings account will affect, among other things, closing costs, savings requirements, and subsequent repayment contributions. Therefore, compare several suitable sizes, including the costs and estimated allocation.

An important difference: The savings for home purchase are not your own equity. As a rule, they consist of the savings you have accumulated and the potential home purchase loan. You must repay the loan with interest.

The timing also matters: an estimated allocation is not yet a guaranteed payment date. Furthermore, the later granting and payment of the loan depends on further conditions, such as your creditworthiness and, if applicable, collateral.

For short-term savings, liquid savings vehicles should be considered. For long-term, flexible wealth building, diversified asset investments may also be an option; however, their prices can fluctuate significantly. Which allocation is appropriate depends on your time horizon and risk tolerance.

From the savings plan to the first property: Why it’s worth looking at the secondary market

The first property does not have to be a large home. Depending on income, equity, and life planning, a smaller apartment in the same building can also be an option for personal use or as an investment.

On our property resale market You can find real estate listings and the option to create a personal search profile. Even before making a concrete purchase decision, working with real listings can help you better understand purchase prices, housing sizes, and your future capital needs.

Simplified planning example: An apartment costs, say, 100,000 euros. For the initial calculation, you add 10,000 euros in additional purchase costs. This brings the calculated capital requirement to 110,000 euros, not including renovations and personal reserves. The actual additional costs depend, among other things, on the state and a possible brokerage commission.

A savings balance of 8,000 euros can help here, but in this example it still does not cover all the estimated additional costs. Whether and under what conditions financing is possible must be examined individually.

With a rented apartment, additional questions arise: What rent is sustainable to achieve? What costs can’t you pass on to the tenants? What maintenance tasks need to be carried out? How resilient is the condominium? And can you bear the financing costs even during periods of vacancy?

An affordable apartment is therefore not automatically a good investment. The purchase price always has to be considered in conjunction with location, condition, financing, and ongoing costs. Real estate financing check You can structure your starting situation for a personal exam.

When using your savings later on, please note that different rules apply for provider bonuses, housing construction subsidies, home-saving loans, and, if applicable, Wohn-Riester. In particular, you must not automatically transfer a subsidy for self-occupied housing to a rented capital investment.

Your next step: the personal funding check

If you are under 25 or would like to help your children or grandchildren save money, these five steps can help you:

  1. Set a goal: Is it about a later property, a modernization, or initially about freely available assets?
  2. Check your budget: What rate can you afford to pay on a permanent basis without depleting your short-term reserve?
  3. Clarify eligibility: Check the housing subsidy, asset-based benefits, and employee savings allowance based on your personal circumstances.
  4. Compare contracts: Explain bonus terms, closing costs, deposit interest, savings requirements, termination consequences, and loan conditions.
  5. Develop a comprehensive plan: Balance savings, available reserves, and potential future real estate financing.

Frequently asked questions (FAQ)

Can I have the Youth Bonus paid out immediately?

With the offer considered here, the credit will only be applied once the contract has been awarded and a contract term of between seven and 15 years has been established. The bonus reimburses the closing fee up to a maximum of 200 euros to your savings account. Therefore, it is not an immediate cash payment. The conditions of the specific tariff and compliance with all requirements are decisive.

Do I automatically receive a housing subsidy as a student or trainee?

No, your status as a student or trainee alone does not entitle you to the housing subsidy. Factors that are relevant include age, eligible contributions, income limits, and other statutory requirements. You must apply for the subsidy. This is especially important if your taxable income is low; however, an automatic subsidy does not result from this.

Can I combine Youth Bonus and government subsidies?

A combination may be possible if you meet the respective requirements and the contract is suitable. The youth bonus is an advantage offered by the provider, the housing construction subsidy and the employee savings allowance are state subsidies. The same contributions may not be eligible for both state subsidies at the same time. Therefore, make sure that you clearly explain the allocation of your contributions and the expected benefits.

What happens if I terminate the contract early?

Early termination can result in you not receiving the youth bonus or losing or having to repay state subsidies. The consequences that actually occur depend on the contract, duration, use, and possible legal exceptions. Any costs already incurred due to termination will not be automatically refunded. Therefore, please check the terms and conditions before committing long-term funds.

Can I buy a rented apartment with the savings from the mortgage later?

This may be possible depending on the contract and the funding, but must be checked in advance. Housing utilization requirements apply to construction-saving loans; additional conditions apply for subsidized credit lines. Wohn-Riester is primarily designed for subsidized owner-occupied housing. A rented apartment also requires its own assessment of financing, profitability, and reserves.
